Step 6: Offer & Acceptance

Review | Verify | Ratify

You found the one and you’re ready to make a winning offer. Our Defined team will advise you on the various elements of a contract and which terms will put your offer in the best position for ratification, based on market conditions, seller preferences, network connections, quality of preferred Lenders and Settlement companies.

After negotiations are completed and all parties are in agreement to the terms, the Contract is ratified once signed by all parties and escrow is opened by the Settlement company.

Step 7: Home Inspection

Contingency | Credit | Repairs

Home inspections provide an overview of a home’s condition and potential repairs.

A Contract may be contingent upon home inspection, which will provide the buyer an opportunity to either negotiate for repair credit or walk away from the contract if needed. In a competitive market, contracts waiving the home inspection contingency may be prioritized. Home inspections conducted before an offer is written, is known as a pre-inspection providing the buyer confidence to waive a home inspection.

Step 8: Home Appraisal

An appraisal is an unbiased third-party opinion of a home's value. Appraisals are required by lending institutions for loans and refinancing. Circumstances such as estates require appraisals when selling a home.

A licensed appraiser creates a report based on an inspection, recent sales of similar properties, market trends, and details such as: size, condition, floor plan, amenities, etc. When the appraisal value is lower than a contact price, the difference can be negotiated or canceled depending on the contract terms.

Step 9: Closing

Document Review | Settlement | Sold!

it's almost settlement day! Your lender will issue a Closing Disclosure (CD) reviewing all associated information pertaining to your loan. Three (3) days prior to the set closing, the Settlement company provides a HUD-1 which itemizes all fees on the seller side of the transaction and is responsible for disbursing funds between all parties.
